Rules and Guidelines

Procedures for our Community

The rules outlined on this page apply to member households, their family members, guests and visitors. These rules are implemented to ensure members rights are respected and treated properly in accordance with HOA standards, rules and guidelines.

Animals and Pets

Pet owners shall be responsible for collecting and properly disposing of their pets waste.

Barking dogs shall not be an unreasonable source of annoyance.

No pets owned by contractors or workers shall be permitted on Eagle Bay Landing property.

No exotic pets shall be permitted.

Pets shall be kept inside, on a leash, or under positive control of the owner at all times (no free roaming pets).

Garbage Collection

Garbage containers may be put curbside after 5:00pm on the day prior to pickup and removed to a location not visible from the homes main street by 6:00pm on the pick-up day. Garbage pick-up currently occurs on Tuesday and Fridays. Lawn Trimmings / Yard Waste can be scheduled for pickup on Tuesdays by calling Waste Management.

Our community has special advisory when bears are present in our neighborhood and suggest not placing garbage cans and trash by the curb during their high activity periods but placing the garbage out on the morning of pick up instead..

Front Gate

Please contact the Board for code and remotes purchase information.

Mail Box

If you need a mailbox key, please contact the local Post Office directly.

Pool Area

1. Hours of use are between 8:00am and 10:00pm.

2. Contact the board if you need a pool code.

3. No lifeguard on duty: Swim at your own risk and obey the rules.

4. Closure: The pool may be closed for maintenace on as needed basis. Association members will receive advanced notification of any pool closure due to required maintenance.

5. Supervision: Children under the age of 12 must be accompanied by a parent or an adult chaperone.

6. Swim wear: Proper swim wear is required. Toddlers must wear “swim diapers”

The following is not permitted within the fenced pool area:

  1. Pets, bicycles, skate boards, scooter (unless used for disability).
  2. Glass is not allowed anywhere within the fenced pool area.
  3. Diving and running is not permitted.
  4. Audio equipment that is creating excessive noise or that is an unreasonable source of annoyance.
  5. The lift chair is not a toy and needs to be reserved for disabled individuals use only.

Association Members or their guest found in violation of the pool rules may have their usage rights restricted.

Vehicles and Parking

Commercial Vehicles are not permitted on the property except for delivery / pick-up services, and authorized construction activities as described in Exhibit “B” ARB (Architectural Review Board) guidelines.

All boats or boat trailers, large trucks, campers, jet skis, motorcycles or similar vehicles must be kept within an enclosed garage or off premises.

Only personal automobiles, SUV’s, pick-up trucks, or similar vehicles bearing current license and registration tags shall be permitted to be parked in Eagle Bay Landing.

Contruction / Utility Vehicles: Trailers and utility vehicles used for parcel and domicile improvements may be kept overnight with ARB and Board approval.

Parking: Vehicles and restricted vehicles are not permitted to be parked on empty lots, landscaping, grassy areas, or sidewalks at any time except without prior approval of the Board.

All vehicles and restricted vehicles are prohibited from parking on the street between 10:00PM and 8:00am. Guest overnight parking passes are available by contacting the board and must be signed by a board representative. The pass must have the members name, address, vehicle description and tag number provided on the form. The form is to be placed in an unobstructed view on the dash of the vehicle.
