Open Meet & Greet Meeting was held on Saturday,

AGENDA
A. Call to order. We had a great turnout, thank you to all who
joined us.
B. Proof of Notice of Meeting
Written notice was mailed out 3/1/24, Second Notice of Meeting posted on
bulletin board 48 hrs prior in addition to community e-mail blast.
C. Introduction to Board of Directors

D. New Business
- Management: Mutual agreement to end contract with LS Mgt
effective 1/1/24. Contracted with Anita J Horn, Inc, an in-state local company,
local bank, local mailing address, local physical office who provides
financial/administrative services with CAM license and improved accessibility at
less cost. - Communications: Addition of new bulletin board put up by
mailboxes, established email address to contact the board via Gmail, and a
new website being completed. Mark Ramming is working on this for us as web
designer and oversees the website. This was done totally gratis as a volunteer
or good neighbor. He also explained about the website and the link for the
webpage & will notify everyone when it is fully accessible. Newsletter every 4 -5
months.
- Front Gate: We have purchased a maintenance contract that
includes reduced repair costs. Additional gate remotes are now available for
purchase ($45 apiece and 3 per household); E-mail the board if you need one. A
new façade completes front pillars (shout out to Bob Baucom for assistance in
acquiring necessary bids). Additional landscaping and replacement of gate area
foliage to be scheduled. - Pool: gate has been repaired at substantial savings from replacement.
The entry code remains the same (email board if needed) Also bathroom keys
(at no charge) if you need them. New signage up for restricted use/access of lift
chair & pool equipment areas. Pool permit posted as required by law. The pool
sprinkler system has been repaired and is now functional. - Parking: Printed passes are available for overnight parking for the pool
between 10p-8a Upon request. Please e-mail the board if you need one. Future
options will be explored as the need arises.
6.Landscaping: contracted with new landscaping service. We are
working on getting bids for upgrading/replacing plants near the front gate,
“lonely island median”, and other areas that need some attention. Laurie
Rowland is currently heading the Beautification Committee. Water source is a
primary issue so other features are under consideration such as spotlighting,
benches, etc. - General Upkeep Reminders: trash garbage receptacles
must be out of view from the street. Uniform fencing is being researched but
otherwise requires ARB approval. Pets need to be on a leash. Please keep up
with yards. - Committees – ARB, Special Projects, Events,
Beautification etc: we need volunteers. Please e-mail the board if
you can help. - Financial Updates: 100 percent of first quarter dues are
collected. Resolved all the delinquent / late dues from prior years. First quarter
net income 31K approx. $70,950.32 open and $ 20,880.03 reserve. Money to be
moved to reserve as of April.
E. Homeowner Input: notebook was passed around for
community input. Everyone who attended was able to offer comments. We will
take the comments and suggestions under advisement.
